Real Estate Incurables ? Part 3

The third option to consider if struggling to sell your home, as noted in?Part 1?of our blog post on incurables, is renting.

Probe

The realtor?s first responsibility, when a client considers renting as an alternative to selling, is to question their reasoning.? If the homeowner?s thinking is to wait until prices are on?the rise, then that is certainly logical.? Providing,?of course, that the seller is in a position to do so ? financially and?otherwise.

Cutting Off Their Nose

Often, however, the homeowner makes such a decision while engulfed in emotional frustration without really thinking through the repercussions.? Hence, they make the decision to rent out of anger and end up ?cutting off their nose to spite their face.?? Since 2007, when the rhythm of the real estate market changed, we have had a number of clients make the decision to rent ?until the market improved? only to realize that it wasn?t really in their best interest to do so.? Consequently, they placed their home back on the market after renting for a year and?sold it?at a lower price then they would have had to the previous year.

Some Considerations to Selling vs. Renting

The realtor who fails to have a?open, honest and insightful?discussion with their client?essentially absconds their obligation.? Some things to consider for any homeowner who is weighing the option of selling vs. renting:

  1. Can You Afford to Rent ? How much of a loss can you afford to take if the rent doesn?t cover the monthly mortgage payment?
  2. Can You Afford to Sell ? If your home is worth less than your mortgage, do you have the cash at closing to satisfy the loan immediately?
  3. Tax Deductions -?If you need?additional tax deductions, you may be able to?write off?the loss and costs from rental properties.
  4. Is a short sale, whereby you sacrifice your credit score for years, a viable option?
  5. Time?Constraints?- Do you really have the time to attend to all the nuances that are involved with being a landlord.
  6. Will you rent your home furnished or unfurnished and what are the consequences of each?
  7. Wear and Tear ? One thing you can be sure of, a tenant is not likely to care for your home the way that you do, and the wear and tear that?he or she?places on your home is likely to negatively affect it?s value.
  8. Cost ? Be prepared to spend thousands of dollars on repairs upon the expiration of the tenant?s lease.

The bottom line is that, unless you are truly in a position to rent your home until prices in your area begin to climb, renting is a risky business.

Have you had discussions with your clients about selling vs. renting?

How receptive were they to your advice?

Syrian regime claims gains in Aleppo, rebels deny

BEIRUT (AP) ? Syrian government forces mounted new ground attacks against rebel-controlled neighborhoods in Syria's commercial hub of Aleppo, the state media said Monday, but failed to dislodge the opposition from their strongholds, according to activists.

The Syrian army has massed its forces around Aleppo, where rebels hold several neighborhoods after a 10-day offensive, and has been pounding it with tanks and helicopter gunships. There have also been periodic incursions of government tanks but the rebels have held on to their gains.

This use of heavy weapons, particularly helicopters, is just another nail in President Bashar Assad's coffin, U.S. Defense Secretary Leon Panetta said late Sunday during a stopover in Tunisia as he kicked off a Mideast tour expected to focus heavily on the unfolding crisis in Syria.

Already an estimated 200,000 civilians ? almost 10 percent of the population ? have fled the fighting in Aleppo, according to the U.N. official for humanitarian affairs, Valerie Amos, citing the International Committee of the Red Cross and the Syrian Red Crescent. Aleppo is Syria's largest city with around 3 million inhabitants.

Syrian state media reported late Sunday that the army had "purged" Aleppo's southwestern neighborhood of Salaheddine and inflicted "great losses" upon the rebels in one of the first districts they took control of in their bid to seize the city.

There was also a successful operation in Sukhour neighborhood, in the northeast of the city and another rebel stronghold, the state media said.

Activists, however, disputed these claims and just described another day of fierce shelling of certain areas, backed up by the occasional foray on the ground.

"They have tanks in nearby Hamdaniya and there is fighting, and there have been random bombardments of Salaheddine," said Mohammed Saeed, who is based in the embattled city.

While giving no indication that the Obama administration is contemplating military intervention, Panetta said it is increasingly clear that the Syrian crisis is deepening and that Assad is hastening his own demise.

"If they continue this kind of tragic attack on their own people ... I think it ultimately will be a nail in Assad's coffin," Panetta told reporters traveling with him from Washington. "His regime is coming to an end."

Assad's regime has been plagued by a string of defections, including three high ranking diplomats and several military commanders. On Monday, a Turkish official announced that a Syrian brigadier general who was deputy chief of police in Syria's Latakia region, had defected.

The general was among a group of 12 Syrian officers who crossed into Turkey late Sunday, the official said, speaking on condition of anonymity because of Turkish government rules. His defection raises the number of generals to have left for Turkey since the start of the 17-month-old uprising to 28.

But Syria's army remains mostly intact and still vastly outguns the rag-tag rebel army, which is armed for the most part with assault rifles, machine guns and doesn't have the heavy weapons necessary to effectively oppose tanks and helicopter gunships.

The government boosted its forces outside Aleppo and began an assault over the weekend to retake the commercial hub, bombarding rebel neighborhoods and leaving streets littered with rubble and empty apartment blocks with gaping smashed windows, according to videos of the city posted online in recent days.

Fleeing residents described to The Associated Press incessant shelling, shortages of food and gasoline and soaring black market prices for everyday staples.

"I am extremely concerned by the impact of shelling and use of tanks and other heavy weapons on people in Aleppo," Amos said in a statement from New York late Sunday. "Many people have sought temporary shelter in schools and other public buildings in safer areas. They urgently need food, mattresses and blankets, hygiene supplies and drinking water."

She added that while the fighting made getting to the needy very difficult, the U.N. agencies and the Red Crescent were continuing their efforts to deliver food, blankets and hygiene kits.

Electronic Sensor Rivals Sensitivity of Human Skin

Skin has been an overlooked part of robotics", says Ciocarlie, because it poses such a challenging problem: in addition to being robust, sensitive and flexible, it needs to be made in very large sheets."

Yes. And it needs to feel good to the person touching it or who is being touched by it.

They also need to have the skin have different textures and colors. For example - and it's the only one I can think of - skin needs to feel different between an arm and a female nipple. Also, the nipples need to be able to change as if during sexual excitement.

The other thing they need to do is to allow skin to secret fluids. For example - it's the first thing that popped in my head - a vagina and differentiate between sexual arousal or lack thereof. And also produce sweat.such when - just the first thing that popped in my head, again - sexual arousal and intercourse.

Also, anal tissue needs to feel different and be resistant to personal lubricants..

These are just some thoughts I've had on where robotic science could take their research on artificial skin.

I tried pursuing this research myself and comparing the results with co-eds, but the University dismissed me for some reason.

Wow. Science is just at the preliminary stages of being able to provide a decent sense of touch to a machine and you already want to fuck it.

What is a Broadcast? The challenge of Writers Guilds. - Journal ...

I?wrote last week about my recent nomination in the Australian Writer?s Guild AWGIE awards. Once the excitement of the nomination calmed down i was?prompted to think about the role such awards and organisations like the Australian Writers Guild (along with its brethren guilds around the world) play in the online digital age??

Writers Guilds serve a number of important roles in the professional lives of writers. There?s the obvious legal and logistical functions concerning contracts, copyright and minimum standards for payment and agreements. Then overlaying this pragmatic function is a wider role of industry representation and shaping policy concerning the creative arts and industry directions. And we also cannot overlook the vital role the Guilds play in developing talent and continuing education and development of writers and the culture of performance writing.?

In doing this Writers Guilds have long had a very specific and formal framework for membership and recognition of both writers and their work. Membership and Recognition was framed by Broadcast and Theatrical Presentation. Generally speaking, a writer can only become a full member of a Writers Guild once they have had a defined amount of professional material Broadcast or Theatrically presented. Writers without such ?credits? or ?air-time? cannot be full members but can be Associate Members until such time as they meet the requirements. In the age of Radio stations, Cinemas and Theatre Companies this framework made sense and it worked. The natural gatekeepers of theatrical release and broadcast served as a filtration process to separate out professional work and create a specific benchmark.?

The principle is, that it?s simply not useful for a Guild to be open to anyone without benchmarks of what qualifies for membership. It weakens the Guild?s power to influence and represent professional work, to lobby governments and industry with weight or to negotiate on behalf of writers with major corporate entities such as movie studios. So the high benchmarks to entry are crucially important and I would not be one to argue such benchmarks should be ?lowered?.

But?. This is the online digital age. An age where the hierarchy that positions the Theatrical Release and the Broadcast Transmission at the top of a pyramid is quickly evaporating. In an age of multi-platform, cross-platform and transmedia online experiences what role does the Writers Guild play? More importantly, in an age where gatekeepers are dissolved and increasingly writers work directly to their audience without intermediary - such as Webseries and WebTV, online, downloadable, app-based and streaming media to a plethora of devices - how does a Writer?s Guild make distinction between what qualifies and what does not for Full Membership?

For example, it is very possible for a writer to have penned a 15 episode webseries that attracted hundreds of thousands of regular viewers, and even be presented under an exclusive license on a dedicated WebTV channel that feeds directly into major VOD platforms such as Xbox live - channels which have a significantly greater audience reach than a broadcast time-slot - and yet this would not qualify them for Full Guild Membership.?

In simple terms, a writer may have countless credits for online writing and yet because their work did not pass through the gates of Theatrical Release or traditional Broadcast, they may not eligible to either be a member of the Guild or be represented by the Guild in professional matters.

It?s hard to argue that the Theatrical release holds the significance it once did. In a great many instances theatrical release is little more than loss-leader advertising for DVD sales and broadcast rights. And I do find the idea of even discussing Opening Weekend Box Office numbers like some all-important measure, largely absurd in a multi-platform, time-shifted, on-demand digital age. But the more slippery term is this idea of ?Broadcast?. In literal terms Broadcast simply means the sending of a message from a central point to many recipients; from a broadcast tower to many TV sets. But such a definition ties ?Broadcasting? to a very particular ?(and arguably old-fashioned) technology - that of broadcast radio waves sent through the air in a time-slot.

In the online era; broadcast has become a much more complex and technology-agnostic idea. A feature film available on BitTorrent (such as recent Australian horror film The Tunnel), a WebSeries available as an internet stream, a video series delivered as a downloadabale App or through a VOD online store, these are all essentially forms of ?Broadcast? delivery by literal definition - from one point to many points of reception.?

But does this mean that anything put online qualifies a Writer for Guild membership? Few would ague the merits of that proposition. Yet to rule online work out altogether is plainly absurd, as is only recognizing online work if it is connected to, or under the auspices of, a traditional broadcaster.

One suggestion has been to treat online, multiplatform and interactive writing separately - operating under their own guilds.?But i would argue this is dysfunctional as it it doesn?t ?help either arm of the screen media industries in a positive way. It doesn?t ?help skilled storytellers bring their craft to bare on new media forms. It keeps new media forms in a state of narrative immaturity. And it keeps a wedge in place to keep opportunities for paid creative writing work away from writers from other media. It also ignores the fact that before to long all ?TV? as we know it will be ?online?; i.e. delivered over IP rather than Radio Waves.?

Moreover I would argue one of the great problems with so called ?New Media? is that it has too long been treated as ?the other? by its own practitioners as much as by those looking over the fence from traditional screen media forms. This ?otherness? drives a creative culture focused on perpetuating what is ?different? rather than building upon what is ?consistent?. The result is a whole lot of ?baby out with he bath water? thinking that delivers new media, multi platform, transmedia and interactive narratives that are, frankly, all too often gimmicky, disposable and uncompelling because they fail or refuse to build upon our long narrative traditions.?

I was at a Writers Guild conference a couple of years go and heard a speaker present on he topic of writing interactive and multi platform narratives. They asserted that a) ?we have to rethink everything we know about telling stories? and b) ?life is not linear so why should our stories be??

Now, these two statements concerned me greatly on a number of levels. The first was that the conference was full largely of very experienced writers of tv and film who collectively possessed a wealth of experience and expertise. Thus by asserting that we should ?rethink everything we know? struck me as an intolerably arrogant thing to assert; hideously dismissive of a centuries of storytelling knowledge as if a new technology could sweep it into obsolescence. Moreover, as I have written about before, such verbose statements have no precedent in history. Never has a new technology for storytelling replaced or made obsolete any other form. Despite TV and the internet we still have move cinemas, theatres and radio.?

Worse still, the statement that??life is not linear so why should our stories be?? is painfully absurd and seemingly born from a desire for grandiose statements rather than clear thinking. Life is, in fact, utterly linear. Birth to Death it is entirely 1 directional. But beyond the semantics of a bad choice of phrasing it?s also a statement that fails to recognise that so called non-linear storytelling is, in fact, extremely rare. Any story still relies on causality - that A has to happen before B and that B happened because of A. Any so called non-linear narrative still absolutely relies on this principle. There may be multiple parallel narratives or an audience may be able to choose one direction over another and lead to a different outcome, but the outcome is still the result of a casual chain of events and actions. There is nothing ?non-linear? about a story regardless of whether it is a Movie or a Video Game. A still has to happen before B and event B happens because of choice or action A.?

The hyperbole of this kind of thinking of new media as the ?other?, somehow fundamentally different from everything else, is so much of the problem. it speaks to the need for a unified and Inclusive approach of institutions such as Writers Guilds to ensure that our future screen narrative experiences are standing on the shoulders of giants rather than ignorantly re-inventing the wheel. When ABC are now commissioning iView WebTV exclusive content, ISP?s have become broadcasters, WebSeries projects are attracting Oscar Winning DoP?s, games are being designed by New York Times best-selling novelists and huge Hollywood stars like Seinfeld and Kiefer Sutherland are producing and performing in WebTV dramas and comedies, we undoubtably have a key role of Writers Guilds to play. The challenge is how to design a framework for membership that is inclusive of new media forms and define what counts in the online space as the equivalent of a ?broadcast credit?.

Apple Will be The World's Largest Chip Buyer in 2012: IHS iSuppli

Added on Jul 27, 2012 by Agam Shah, IDG News Service

Apple will be the top chip buyer this year because of the surge in demand for the company's products, enabling it to command lower prices and quicker delivery, IHS iSuppli said in research released on Wednesday.

The company's spending on chips will grow as competitors scale back or slow down spending on chips used in products such as computers, smartphones, tablets and other electronics, the research firm said.

Apple will spend an estimated US$28 billion on semiconductors this year, according to the numbers from iSuppli. That is much larger than second-place Samsung, which is expected to spend $14.9 billion, growing by 0.3 percent from last year.

There has been growing demand for Apple's iPad, iPhone and Mac computer products. Earlier this week, Apple said it sold 17 million iPads during the most recent fiscal quarter, growing by 84 percent from the same period a year ago. Apple's iPhone sales went up by 28 percent year-over-year to 26 million, while Mac sales went up 2 percent.

Apple dominates the electronics supply channel, and such large spending brings with it a guaranteed quota of supplies and the ability to dictate chip pricing and product roadmaps, said Myson Robles-Bruce, senior analyst for semiconductor spending and design activity at iSuppli, in a statement.

That provides competitive advantages for Apple over rivals, such as the ability to lower prices for products and faster and more reliably delivery, Myson Robles-Bruce said.

The scale of spending was a big element that helped major PC makers stabilize computer prices during the hard drive shortage resulting from the Thailand floods last year. Apple, Hewlett-Packard and Dell were able to stabilize PC prices as a larger chunk of hard drives were shipped out by storage companies to meet contract commitments, while smaller PC makers had to raise prices after acquiring hard drives at expensive prices from the open market. Large hardware companies usually stock up on components to be prepared in case of a demand surge for products.

Apple last year was one of the top buyer of NAND flash chips because of the growing demand for the company's mobile devices. Semiconductor numbers also count memory and wireless chips purchased by companies that go into mobile devices.

Apple is followed by Samsung, Hewlett-Packard and Dell. Apple and Samsung have benefitted from growing smartphone sales, while Hewlett-Packard and Dell deal mainly in servers and PCs, a market that is slowing down due to lower consumer spending and a growing interest in tablets. Tablets and smartphones dented worldwide PC shipments, which remained flat during the second quarter, according to research released by Gartner and IDC earlier this month. A name missing from iSuppli's list is Lenovo, which is the world's second largest PC maker.

Apple's spending on semiconductors will grow in coming years as the company moves into the television segment, iSuppli said. Apple offers the Apple TV set-top box with its homegrown processor, but the company is rumored to be developing a smart TV set.

But in the Americas Apple is expected to spend less on semiconductors than Cisco, which has major expenditure on set-top box and networking chips. Cisco was in seventh place behind Sony and Panasonic with expected expenditure of $8.4 billion on chips in 2012, a drop of 4.6 percent.

Tim Sylvia, Josh Barnett (again), KJ Noons sitting on Ryan Couture's shoulders ? weren't really options at all, and who else is there on the Strikeforce roster to challenge Cormier?? The answer is no one, and with Mir shucking the bonds of the UFC for a one-time-only crossover bout, we get to have a match-up that's compelling on paper and will likely be very fun to watch.?

However, the move doesn't address the other glaring holes that need to be filled in the roster of the House That Scott Coker Built.? Strikeforce lightweight champ Gilbert Melendez has beaten everyone that matters in his division, middleweight champ Luke Rockhold is without a worthy foe, and gosh darn it, you can only spread Keith Jardine so thin.? So who else should the UFC send over to fill Strikeforce's ranks?? Sure, the dough and exposure is nowhere near as great compared to what you get for fighting in the Octagon, but look at Nate Marquardt.? The ex-UFC welterweight waltzed in, put up a heck of a fight against Tyron Woodley, and is now the owner of a shiny new belt.? For the fighters, there is certainly value in crossing over.? Here, then, is a list of fighters on the UFC roster who could be prime candidates for taking the Strikeforce fieldtrip.? It is by no means complete ? please, feel free to add to them in the comments.? And if you disagree with my suggestions? picture me sad.? So very sad.

?

  • Evan Dunham ? At one time, the word on the street was that the brass wanted B.J. Penn to take on Melendez in Strikeforce.? But Penn is too much of a viable pay-per-view commodity, and it would've been senseless to waste him on the subscription-based channel Showtime.? Evan Dunham, though, is another story entirely.? The jiu-jitsu specialist had a pretty good win streak going before he was outpointed by Sean Sherk at UFC 119 and smashed by Melvin Guillard at UFC: Fight for the Troops 2, and his well-rounded skills could conceivably give Melendez fits no matter where the fight goes.

?

  • Clay Guida ? Fast, frenetic, and fun when he wants to be (i.e., when he's not running away for five rounds), Clay Guida could definitely make Melendez miserable in the cage.? Besides, what's left for him in the UFC?? It would take Ben Henderson, Frankie Edgar, Gray Maynard and Nate Diaz all slipping on banana peels and breaking their legs before Guida could come close to tasting championship glory.

  • Gray Maynard ? As a former "wrestling man-blanket" turned "dangerous slugger", Gray Maynard could stuff Melendez's takedowns, squash his jiu-jitsu, and hit "El Nino" so hard his pet parrot dies.? Also, what else is the UFC going to do with Maynard?? If Edgar reclaims the lightweight championship from Henderson, watching Maynard and Edgar go at it once more is about as palatable as a plate of dirt.?

?

  • Thiago Alves ? Once upon a time, Thiago Alves was in contention for the UFC welterweight title.? Those days are gone now, but that doesn't mean that Alves isn't skilled and dangerous enough to make waves among Strikeforce's welterweights.? Maybe, maybe Woodley could hold Alves down for three rounds.? Maybe not, though, and Alves is just capable enough to beat him and beat Marquardt and take the belt.

?

  • Jon Fitch ? UFC welterweight king Georges St. Pierre mauled him, Johny Hendricks KO'd him, and he drew with Penn.? However, other than that, Jon Fitch's run in the Octagon has been flawless.? Boring, but flawless.? Do you think Marquardt can prevent Fitch from hugging him to death?? I don't.? And I'd wager that once Fitch stepped into the cage to face Woodley, the two would stare at each other for a full fifteen minutes, unsure of what to do.

?

  • Chris Leben ? UFC middleweight stud Chris Leben is good for about two or three fights a year before his annual steroid suspension forces him to sit on the sidelines, so why not let him do those bouts in Strikeforce?? In terms of skill set, he's got enough grappling to keep Rockhold from really hurting him.? As for his striking? yeah, no way could Rockhold eat one of those concrete fists and survive.

?

  • Vladimir Matyushenko ? Look, it's not like any of the Strikeforce light-heavyweights can hold onto the belt for any length of time, but it's boring watching the same three guys fight for it over and over again.? Put Vladimir Matyushenko in there against Mike Kyle, Gegard Mousasi and Rafael Cavalcante and let's see where it goes.?

?

Jim Genia gets his tweet on here.? Giddyup.

Jesse Jackson Jr. in Mayo Clinic for depression

ROCHESTER, Minn. (AP) ? Illinois Congressman Jesse Jackson Jr., whose whereabouts haven't been disclosed since he quietly took a medical leave from Congress several weeks ago, is being treated for depression at the Mayo Clinic in Minnesota, according to a statement released by the hospital late Friday.

Jackson is undergoing an extensive inpatient evaluation for depression and for gastrointestinal issues, the hospital said, providing the first details about his medical condition. But the statement didn't disclose where the longtime Chicago congressman, the son of civil rights leader Jesse Jackson, had previously been staying.

"Further information will be released as Congressman Jackson's evaluation proceeds," the statement said, adding that he and his family were "grateful for the outpouring of support and prayers that have been received throughout his care."

Phone messages left by The Associated Press for his spokesman weren't returned Friday. In 2004, Jackson underwent a procedure to help him lose weight that involves removing part of the stomach and rearranging the intestine.

The Democrat went on leave June 10, though his office didn't disclose it until weeks later and has been mum on details ever since. Initially, his office said Jackson was being treated for exhaustion. But his staff later said Jackson's condition was more serious and required inpatient medical treatment. They also said Jackson has been grappling with emotional issues.

Under mounting pressure from his colleagues and constituents, his office released a statement last month from his unnamed doctor saying Jackson was receiving intensive medical treatment at a residential treatment facility for "a mood disorder."

The timing of his medical leave has raised questions, in part because Jackson is facing an ethics investigation in the U.S. House connected to imprisoned former Illinois Gov. Rod Blagojevich.

The House Ethics Committee is investigating allegations that Jackson was involved in discussions about raising money for Blagojevich's campaign in exchange for the then-governor appointing him to President Barack Obama's vacated U.S. Senate seat. Blagojevich is serving a 14-year prison sentence for corruption.

Jackson was not charged and has repeatedly denied wrongdoing.

Jackson faces a Republican and independent candidate in November, though he's widely expected to win re-election. He first won office in a 1995 special election and has easily won each race since. His district includes parts of Chicago and some suburbs.

Fred Willard Explains Arrest, Adult Movie Theater Adventure

At least Fred Willard is able to laugh at himself.

Appearing on Late Night with Jimmy Fallon yesterday, a week after being arrested for allegedly having his pants down inside an adult movie theater in Los Angeles, the veteran comedian kicked off his interview with one question for the host:

"What do you want to talk about first?"

Fred Willard Image

From there, the actor made a few more jokes (“It’s the last time I’m gonna listen to my wife when she says, ‘Why don’t you go out and see a movie?’”) before admitting he did stop by an "exotic" looking theater and it felt like "a trip down Alice in Wonderland and down the rabbit hole," where he was the "only awake and sober and conscious” person in the theater.

But seriously, folks.

“It’s very embarrassing,” Willard said. “It’s embarrassing as hell! But let me say this: nothing happened. I did nothing wrong, everything’s being sorted out as we speak.”

The actor has been fired from his gig at PBS, but is unlikely to face prosecution

“I have great respect for the authorities,” Willard added. “I mean, when we need a policeman, God bless ‘em, they’re there. But, if you’re in the wrong place at the wrong time, everything seems suspicious.

“But it’s very embarrassing. Very painful. And I’m trying to laugh it off. But my summary of the evening is that it’s an interesting theater, boring movie, and a great place to take a nap.”

Toronto Team Building Activities to produce Your Business Team More

This article has been viewed 4 times.

It is very easy for a business office staff to become satisfied. They can fall into the routine where these people become very self-sufficient and rely on their particular fellow workers less and less. While this may seem like the best thing, many office responsibilities can be accomplished quicker and better when the team really does them as a whole instead of relying on the input of only one person. In case a business is in Toronto, team building events activities from a firm like XPEERience Group can help create that ?we? mindset again.

This company specializes in Keynote Speaker Canada activities in a number of settings. Choosing the proper team building events activities is important when setting up an event such as this as it is important to be sure all staff members are happy with the events. All things considered, it would not serve a reason to alienate staff during a team building pursuits as you want everyone to sign up in the events.

One of the most popular packages with regard to Toronto team building activities is the Ultimate Xpeerience. This bundle encompasses low bodily impact activities including dodgeball, water balloon chuck, and volleyball along with more demanding team development activities like the inflatable obstacle course and also the outdoor rockwall. Most employers will have a pretty good thought of what their employees are capable of and can choose the team building activities that may work best for their staff.

The beauty of an outing such as this is that the majority of employees forget exactly why they are actually there in the first place. They are getting so much fun, they naturally form a greater bond with their other workers and improve the teamwork frame of mind that has been missing from the office. So how really does all of this actually incorporate itself back into the business office?

Something that a lot of companies will do is have a personnel meeting to discuss the outing the next time the whole staff is together in the office. Keep it very informal and talk about the various events and how your winning teams were able to perform so well. Preserve stressing how they employed each person?s strengths to aid the team perform greater.

Once this topic gets rolling, begin to bring up examples of assignments around the office that have been delayed because the ?team? had not been working together. Keep in mind this is not a disciplinary meeting, just a reinforcement of how successful it is to work together. From that point, hand out exactly the same assignment to both of these people and teams. Allow them to have a limited time to develop them and then carry a meeting later within the day to monitor development.

While there may be many people capable of pulling off of the upset victory, most of the time, the teams will be able to present a better and more complete project. This is when management can bolster the idea of how important it is to work as a team whenever possible instead of operating alone all the time. It certainly won?t be long before the entire business office benefits from the Toronto team development activities they liked during the outing.

Cyber Forensics (Computer Forensics) Facts and Research in India

Cyber forensics or computer forensics is a field of science that works on computer storage media and collects, preserves and presents the information in an acceptable form of law. So it is obvious that cyber forensics is strictly based on digital media or rather computer. Now we all know that how computer technology has changed our world in every aspect.

As the phrase states that ?with great power comes great responsibility?, so with the emerging technology of digital media there comes a huge responsibility to keep it smoothly running as there are many fraudulent people who are constantly trying to break the security. Digital evidence is quite fragile as anyone can change the information and that can be done by any criminal, hacker or just the employee of the organization.

cyber forensics Cyber Forensics (Computer Forensics) Facts and Research in India

Background

With the development of computer or digital technology there comes cyber crime. These can be in any form like hacking into sites, child pornography, copyright violation and many more. With the time the definition of cyber crime and also cyber forensics has changed. Now many of us many might think that cyber forensics is a technology that investigates and collects information about cyber crime. Yes it is true by some part but it?s not the only field of it. There are many more fields where cyber forensics is needed. Around the world it is getting popular as people are now thinking a good career in this field and also laws and judgements are now highly dependent on it.

Facts that Works

  • We may think that if the computer parts like hard drive got burned then the data may be lost. But on an investigation it?s been seen that the burned hard drive didn?t lost the individual data platters due to heat. Also too much burning may damage it all.
  • In another investigation in a corporation a corrupt employee installed many key loggers in the computers to have the credentials. Now the forensics experts tracked back to the installation date and time and with that matched the security camera footage and marked the thief.
  • This is a funny one that one couple trying to cheat a property dealer. The dealer handed over the documents to the couple but the couple made a copy of that with different date so that they can prove that they have paid more than that of market price. While investigating it?s seen that the couple didn?t have MS Word in their computer. So the case becomes so easy to solve.
  • In a case where a cargo ship sunk, one of its clients asked an investigation. Upon examining the computer files it?s seen in the log files that the file?s data were altered after the ship sunk.
  • In a US District Attorney office more than 30000 files were burned into 2 CDs. The office couldn?t access those files as the files were unreadable. Forensics experts found that the files are GIF files and the header files are not arranged for those files. So they fixed the bug and files were recovered.

Process

Cyber forensics is used not only in the field of cyber crime but also in the continuous monitoring of the digital media. Now there are three types of files that present in a computer.

  • Active data, which are easy to access and used by operating system and are common data files and log files.
  • Next is archived data, which is stored and backed up in a backup tape, CD, floppy or even entire hard drive.
  • The hard one is latent data, which is deleted and overwritten and needs special tools to access those files.

Now cyber forensics deals with all those data and works on those in an orderly manner. The digital data are first recovered and stored in a safe place. Next experts make a catalog of the active, archived and latent data. After recovery of data and analysis it?s been present to the court and provides expert testimony witness.

Research in INDIA

In India cyber laws are not so up to date relating to the technological growth in the field. In the ?The Information Technology Act? (Act 21 of 2000) have specified some extra laws and amendments. More can be found on CDAC website.
The govt as well as the private sectors are taking part in the cyber forensics. Many private investigation farms are into this. Here is some site information which may help in the context:

Pakistan refuses to reopen presidential graft case

ISLAMABAD (AP) ? Pakistan's government told the Supreme Court on Wednesday that it will not reopen an old corruption case against the president, defying a judicial order that has brought down one prime minister and threatens his replacement.

The crisis has roiled Pakistan's political system for months, distracting attention from what many Pakistanis believe are more pressing problems, such as the country's ailing economy and fight against the Taliban.

The dispute centers on a graft case against President Asif Ali Zardari dating back to the late 1990s in Swiss court. The Pakistani Supreme Court has demanded the government write a letter to Swiss authorities asking them to reopen the case. The government has refused, saying Zardari enjoys immunity from prosecution while in office.

The court convicted former Prime Minister Yousuf Raza Gilani of contempt and ousted him from office in June for refusing to write the letter. The ruling Pakistan People's Party rallied support to elect a new premier, Raja Pervaiz Ashraf, and has remained defiant.

Pakistan's attorney general, Irfan Qadir, appeared before the court Wednesday and told the judges that Ashraf also refused to reopen the case because of the president's immunity.

"Your order is not implementable," said Qadir.

He accused the lead judge, Asif Saeed Khosa, of being biased against the president and said he should recuse himself from the proceedings ? a demand rejected by Khosa.

Many government supporters have accused the Supreme Court of relentlessly pursuing the case because of bad blood between Zardari and Chief Justice Iftikhar Mohammad Chaudhry.

Khosa demanded the new prime minister write the letter to the Swiss, but also seemed to soften the court's stance, saying the judges would respect the president's immunity if the government obeyed their order.

He also gave the government more time to come up with a solution. Wednesday was the initial deadline for the government to say whether it would fulfill the court's order, but Khosa adjourned the hearing until Aug. 8.

The judge's somewhat softer stance could be a reaction to criticism of the court for threatening to bring down the first civilian government poised to finish its five-year term in the country's history. Past governments were toppled by direct or indirect intervention by the country's powerful army, often with help of the judiciary. The current government's term ends in early 2013.

It's unclear whether the judge's comments will alter the government's stance. Zardari has said in the past that his government would never write the letter.

"I will make a genuine and serious effort to solve this issue," said Qadir.

The case against Zardari relates to kickbacks he and his late wife, former Prime Minister Benazir Bhutto, allegedly received from Swiss companies when Bhutto was in power in the 1990s. They were found guilty in absentia in Swiss court in 2003.

Zardari appealed, but Swiss prosecutors dropped the case after the Pakistani parliament passed an ordinance giving the president and others immunity from old corruption cases that many agreed were politically motivated.

The bill was decried by many in Pakistan, who saw it as an attempt to subvert the law. The Supreme Court ruled it unconstitutional in 2009 and ordered the government to write a letter to Swiss authorities requesting they reopen the case.

Comedy in Nollywood: Q &A With A Pioneer Filmmaker

By Carl Unegbu, ComedyBeat | Filmmaking today stands on three main pillars: First, there?s the world-famous Hollywood; then there is India?s Bollywood and then there?s Nigeria?s Nollywood. Presently, the comedy genre is rising at a fast clip in Nollywood and Oliver Mbamara, a prolific screenwriter and filmmaker is one of its foremost pioneers. Mbamara, a Nigerian-born lawyer based in America is blazing a hot trail both in creating Nollywood sitcoms and movies and in bringing them to audiences both in Africa and across the Atlantic. His latest work, a dramedy called ?Cultures?, a 17-episode TV series premiered to a raucous reception this past May at a special screening at New York?s Museum of Modern Art (MoMA).

ComedyBeat talks to the trailblazing filmmaker about his work and the future outlook for comedy in Nollywood:

How long have you been a writer and producer of comedy films and what made you decide to embark on that career path?

Oliver Mbamara: I have been writing since my college days back in Nigeria when I belonged in a theater troupe that toured the country presenting plays and music drama. I found it very satisfying to entertain people and make them laugh. It was very natural for me. As time went on this desire grew and I eventually started writing and producing films.

I suppose you consider yourself a Nollywood filmmaker? In what markets are Nollywood films sold?

Oliver Mbamara: The new age Nigerian independent film industry which is popularly known as ?Nollywood? is still developing and undergoing a dynamic evolution. This makes it rather difficult to use the term ?Nollywood? loosely since we are still defining the industry in line with the variety and category of filmmakers and content arising out of the industry.

As for me, I am an independent filmmaker of African origin dwelling on African and immigrant themed stories.

In terms of where Nollywood films are sold, there are no boundaries yet as the audience keeps growing. But marketers are continuing to explore new ways of marketing these films in today?s challenging environment where store sales and theater showings are hugely impacted by the problems of free internet broadcasting and technology for movie piracy.
But, African movies are primarily being sold in African stores across many cities. A few online stores like www.NollywoodMovies.com are also springing up to sell these movies.

How big is the comedy genre in the Nollywood?

Oliver Mbamara: The comedy genre in Nollywood is quite big and is quickly outgrowing other genres. Initially, people were drawn to Nollywood films because of the casual but unique stories they offered. But over time, the storylines of most of the other genres became somewhat repetitive and less exciting unlike in comedy where the antics are always fresh and rather endless. I think that in the end people tend to be drawn to light-hearted entertainment.

How many movies have you made so far?

Oliver Mbamara: At least six feature films, two shorts films, and of course 17 episodes of the TV series ? Cultures.

Now tell me about your latest work ?Cultures?. What is the series all about? And how did it all come about?

Oliver Mbamara: Cultures is a new TV comedy-drama series featuring the veteran comedian Chika Okpala (a.k.a: Chief Zebrudaya, alias 4:30). Okpala plays an African chief named Anabaronye who brings a wife to his nephew, Ozobio, in the U.S. because the nephew had not visited his Nigerian homeland since traveling abroad a long time ago. But Chief Anabaronye arrives in the U.S. only to discover that Ozobio is already engaged to a Chinese-American. He then takes matters into his own hands to try to make things ?right.? What then ensues is a catalyst of humorous dramatic conflicts fuelled by differences in ego, values and cultures. More on Cultures is available at www.CulturesTVseries.com .

With respect to how Cultures came about, the short answer is that I have always felt a sense of duty to both people at home and those abroad to tell the stories of the serious challenges and cultural conflicts faced by immigrants in the Diaspora. The desire to share these stories in a lighter-mood was a major factor in the making of Cultures, just as with most of my other works/films.

Is there a message in ?Cultures?? Can someone who?s not a member of the African Diaspora appreciate the movie?

Oliver Mbamara: The core message in Cultures is to try to get people to understand that there is often a cultural explanation for what may at times seem odd in the behavior and attitudes of immigrants. And this is an issue that seems to cut across all immigrant groups and so it is not limited to just members of the African Diaspora.

Where was the movie made? And what was your biggest challenge in making the movie?

Oliver Mbamara: Cultures was produced in the United States although we had to fly in some seasoned veteran actors like Chika Okpala and Frederick Nnorom, from Nigeria to play some of the more culturally based roles. The biggest challenge in making the TV series was the lack of adequate funding.

I and my co-producer Felix Nnorom are still hoping to get sponsors to come aboard and support us to continue telling the story beyond the episodes we have so far.

How are you distributing the movie?

Oliver Mbamara: We are looking forward to getting some television or cable sponsorship and programming. In the meantime because of the high demand from fans and audience to see the series, we have started releasing the first few episodes on DVD as pilots for the remaining episodes which are already complete and ready to go. We recently had a premiere of some initial episodes of Cultures which will be on DVD soon at www.NollywoodMovies.com

We all know that piracy is a big problem for filmmakers and other creative folks. How big a problem is piracy for Nollywood films?

Oliver Mbamara: Piracy is the biggest problem yet for Nollywood films and it really is one that is threatening the very fabric of the industry. Because most Nollywood filmmakers are independent proprietors who finance their projects from their own savings and other sources, piracy tends to hit them pretty hard by denying them the remuneration they need to improve the quality of their films and to produce more films or even to pay the actors working for them. Our hope is that until the piracy problem is somehow brought under control, those filmmakers who love the art will somehow manage to sustain themselves and not be discouraged from generating more content. But right now, it is tough.

Can you describe the nature of the piracy problem in Nollywood and what is the film industry doing about the problem?

Oliver Mbamara: The extent of the piracy problem is so huge that it cannot be addressed in a single interview. But suffice it so say that film industries are working on the problem- as they should. For example, African filmmakers in the United States are forming a guild that would, among other things, battle piracy and improve the industry.

As it happens, modern technology and tools with which to pirate a movie have become commonly available and so movie pirates are now able to stream movies on the internet for free and some of them now even broadcast movies on TV without authorization. But until movie pirates realize that living off another person?s labor and investment is both morally and legally wrong, filmmakers just have to unite and come up with effective means of dealing with the challenge. Movie pirates won?t be going away on their own any time soon.

Is Nollywood collaborating with other film industries (like Hollywood & Bollywood) in trying to deal with the piracy problem? If so, how?

Oliver Mbamara: At the moment, there is no direct collaboration yet but the problem of piracy cuts across the board and all film industries are working on it.

Is there anything about African comedy that sets it apart from, say, American comedy or even oriental comedy from India and such places?

Oliver Mbamara: African comedy is usually woven around African traditional mannerisms and ways of life. That is something unique to Africa just as other industries also add a flavor of their cultural background in their stories.

What is the future outlook for comedy movies in Nollywood?

Oliver Mbamara: The future is bright. Comedy movies have come to stay and the genre will continue to grow because of the freshness of the content when compared to other genres.

Where do you see yourself as a filmmaker in five years? time?

Oliver Mbamara: Telling more of our stories in a more improved way!
